Real Estate Bubble Bursting in Florida

These words are no surprise to my friends and clients. For the past three and a half years I have been warning everyone that it might happen and that they should buy now, meaning back then, and that they should sell before 2006-2007 came around. That this would be a sure thing! My research indicated that we would be feeling the effects of the market slowing down in 2006 and would be in full decline 2007-2008.

The reason for my madness came about one day when I was researching cyclic patterns in South Florida, focusing on successful towns. The reason for this research was to benefit my “developer” clients and to back up my theories. You have to understand that when you are in a business like mine, the only way to make it credible to skeptics is to make the intangible tangible and the only way to do this is by raw scientific data. That way it is not based on anyone’s opinion or prediction - but on scientific research.

While carrying this out by following the footsteps of those great researchers that make great discoveries, I stumbled over a pattern between the years 1926 and 1980. If I was interpreting this data and this pattern correctly, this would mean that said pattern would repeat in 2007. What do these dates have in common? The answer is real estate market crashes. In the year1926, Florida faced its largest real estate market crash ever in its history. In 1980 was the famous condo market crash. If my calculations are correct, we would feel its effects again in 2006 by the real estate market slowing down and hitting a full decline by 2007-2008. If you speak to any real estate professional in Florida right now, they all share the same opinion. That based on sales, that it has slowed down. Will it be as devastating as the two previous times? NO – the data indicates that it should be a short-lived…

When I reminisce with my friends and people in the industry today about that particular research and pattern I stumbled upon back then, they all ask me the same question, “How did I know that this was going to happen years earlier prior to it happening? My reply to them always is, “Take my course and I will show you how you can see these and many more patterns for yourself.”
